Where Residential Steel Quotes Go Wrong

We talk to Melbourne residential builders every week. Same four complaints keep coming up about most fabricators. Here's the pattern — and what we do instead.

01

Slow, vague quotes

✕ Typical shop

Verbal estimates, no line items, ambiguous lead time. By the time you have the quote, you've moved on or your client has cooled.

✓ How 8 Star handles it

Send engineer drawings, get back a written quote with materials, labour, finish, delivery and lead time — every line itemised so you can see exactly what's costing what.

02

Lead time slips after deposit

✕ Typical shop

"Sorry, materials delayed", "had a bigger job come in", "we'll get to it next week". Your concrete cures, your trades stand around, your client gets the bill.

✓ How 8 Star handles it

Delivery date locked at quote stage with weekly progress check-ins. If anything risks the date, you hear about it before it slips — not after.

03

Shop drawings don't match engineer's

✕ Typical shop

Members get fabricated, arrive on site, and your engineer red-pens them. Rework on the truck, delay on site, fingers pointed everywhere.

✓ How 8 Star handles it

Stamped shop drawings issued to your engineer for sign-off. No steel gets cut until your engineer signs. Mismatches caught on paper, not on site.

04

No mill certs or welder records

✕ Typical shop

Building surveyor wants compliance documentation, fabricator can't produce mill certs, your handover stalls until something gets retroactively cobbled together.

✓ How 8 Star handles it

Mill certs, batch traceability, welder qualifications, weld inspection records — handed over with the steel. Whatever your certifier asks for.

How Residential Steel Quotes Are Structured

Every quote we issue is broken into five line items so you can see exactly what you're paying for — and which line items move when scope or finish changes.

01

Material

UB / UC / PFC / plate / hollow sections — supplied to length, mill-certified, sized to the engineer's schedule.

Driven by tonnage
02

Fabrication Labour

Cutting, drilling, coping, welding, connection details — the engineering hours that turn raw material into your specified members.

Driven by connection complexity
03

Finishing

Hot-dip galvanising, two-pack paint, mill finish or powder coat — line-itemed by finish spec, not bundled.

Driven by spec & surface area
04

Delivery

Crane-truck delivery to your site — coordinated to your trade sequence. Tail-lift if site access is tight.

Driven by distance & access
05

Install (Optional)

On-site erection with our crew — bolt-up, weld-out, hand-over to your carpenter. Or supply-only if you've got a crew.

Driven by package & height
Why this matters: When your engineer adds a beam mid-job or changes a finish spec, you can see exactly which line item is affected — no "we'll re-quote the whole package". Variations are priced transparently against the original line.

Information We Need for an Accurate Quote

Most quote back-and-forth happens because the fabricator chases for missing information. Send these upfront and we can lock in a quote without the back-and-forth.

✓

Engineer-Stamped Drawings

PDF or DWG. Member schedule on first page if you have it.

✓

Steel Schedule / Member List

Sizes, lengths, quantities. Even a rough takeoff helps.

✓

Connection Details

Cleats, bolts, welds — engineer's preferred connection types.

✓

Finish Requirements

Galvanise / paint / mill finish. Internal vs external members.

✓

Site Access Notes

Crane-truck clearance? Narrow drive? Lift restrictions? Easement?

✓

Build Program Context

Where does steel sit in your trade sequence? After concrete cure? Before brickwork?

Common Residential Sections We Stock

  • UB 150 UB 14 → 410 UB 60 (transfer beams)
  • UC 100 UC → 250 UC (columns, posts)
  • PFC 100 → 380 PFC (lintels, edge beams)
  • RHS / SHS (lighter posts, exposed feature)
  • PLATE 8 mm → 25 mm (base plates, gussets)
  • H/C Posts (retaining walls, basement)

How a Residential Steel Project Flows

Six stages, six artifacts exchanged. Each stage gates the next — nothing skipped, nothing assumed. The artifacts give you a clear paper trail at every step.

Stage 01

Drawings In

Engineer-stamped drawings arrive — PDF or DWG. We review structural scope, weldability and access.

Coordinating With Your Trade Sequence

Steel doesn't arrive in isolation. It lands into a build program that's juggling concrete cure, frame-up, brickwork and roof. Here's how we sequence with the trades that matter most on residential jobs.

CO

Concreter

Steel goes in after slab cure or footing pour. We confirm slab readiness, anchor bolt positions and set-out marks with your concreter before delivery — we don't install steel onto green concrete.

CA

Carpenter / Framer

Frame goes up around installed steel. We deliver with carpenter sequence in mind — beams accessible for fixing, and live members don't block frame paths.

BR

Bricklayer

Lintels, exposed posts and structural beams sit at brick-course critical points. Member positions confirmed with bricklayer before site install — so there are no last-minute adjustments mid-course.

RO

Roofer

Roof beams and structural members hand off to roofer for sheet, gutter and fall. Beam top heights and bolt-up details confirmed against roof spec before fabrication signs off.

Questions Melbourne Residential Builders Ask Us

Eight common questions. If yours isn't here, call 03 7064 0780 — we'd rather answer it before you quote out the job.

How are residential steel quotes structured?

Every quote is broken into five line items — material, fabrication labour, finishing, delivery and install (optional). You can see exactly what each component costs, which makes scope changes easy to price transparently.

How much does residential structural steel typically cost in Melbourne?

Cost depends on tonnage, connection complexity, finish spec and site access. We quote line-by-line so you can see exactly what's costing what. For an indicative budget on your specific job, send engineer drawings and we'll come back with a written quote.

Can I send hand sketches or do I need engineer drawings?

For a budget estimate, hand sketches work. For a binding quote with lead time committed, we need engineer-stamped drawings. If you're early in design, we can give you a budget number to feed into your client conversation and refine when engineer drawings come through.

Do you supply mill certificates with residential packages?

Yes — standard with every residential package. Mill certs, batch traceability and welder qualification records come with the steel. Your building surveyor and certifier will ask for these at handover.

What if my engineer changes the design after fabrication starts?

It happens. If it's a minor change before cutting, no problem — we re-issue shop drawings. If steel's already cut, we'll cost the variation upfront so you can decide whether to absorb, pass through, or negotiate with the engineer. Variations are priced against the affected line item, not bundled into the next invoice.

Do you install or just supply?

Both — your choice. End-to-end (supply + on-site install with our crew) is the default. Supply-only is available if you've got a crew lined up. We coordinate crane-truck delivery either way.

Can you fabricate around existing concrete or framing on a renovation?

Yes — extensions and renovations are core work. We can do a site visit before fabrication if dimensions are unclear or if you've got existing brick walls / concrete slab that fabrication needs to integrate with. Site measure included for tricky renos.

Can you work directly with my engineer for technical queries?

Absolutely — and we prefer it. RFIs and shop drawing sign-offs go direct between our drafter and your engineer, with you cc'd. Saves you relaying messages between parties and avoids info getting lost in translation.
